ROOM DESCRIPTION: Offices Partition walls are made per system of the manufacturer KNAUF (Germany), on the metal galvanized sub construction with gypsum-carton plates. In the partition walls in the metal frame it is mounted wooden double ply wood doors made by the manufacturer Lip Bled (Slovenia). The partition walls, as well as the doors meet the required sound isolation for such kind of building. The walls, the doors and the frames are white. Ceilings are monolithic suspended ceiling built per system of the manufacturer KNAUF, painted in white color. Flooring: It was made double flooring per system of the manufacturer LINDNER (Germany), composed of pressed wooden chip board plates set on the galvanized supports. Final double floor coverings itison is dark gray. Double flooring meets the required sound insulation. Toilets (WC for women , WC for men), storeroom, entrance to these rooms) The walls are made per KNAUF system , with damp-proof gypsum-carton plates finaly coated with the first class granite ceramics manufactured by CERIM (Italy) in white color. Room with sanitary equipment and galanteriom manufactured by GEBERIT, HANS GROHE, KOIN & SMIT. Flooring: It was made cement flooring. Final coating is made by first class granite ceramics plates manufactured by CERIM (Italy) in gray color. Ceilings: Monolithic ceiling is built per system of the manufacturer KNAUF, with damp-proof gypsum-carton plates painted in white color. Kitchenette The walls are made per KNAUF system, painted in white color with ceramics plates in the foreseen working area, with installation without equipment. Flooring: It was made cement flooring. Final coating is made by first class granite ceramics plates manufactured by CERIM (Italy) in gray color. Ceilings: Monolithic ceiling is built per system of the manufacturer KNAUF, with damp-proof gypsum-carton plates painted in white color. Technical rooms (server rooms) The walls are made per KNAUF system with fire protection gypsum-carton plates and fire protection doors manufactured by DIERE (Italy), all in white color. Flooring: It was made double flooring per system of the manufacturer LINDNER (Germany), with PVC antistatic floor, in gray color. Fire stairs The walls are made by reinforced concrete finally painted in white color. The fire doors are manufactured by DIERE. The stairs are finished with the first class non-skid - granite ceramic tiles - FLOOR GRES (Italy) in black color. Garages The walls are made by reinforced concrete finally painted in gray color. Final processing of the garage flooring is epoxy coating. Entrance doors in the garage are perforated and under the control of access. The doors are manufactured by HÖRMAN (Germany). FACADE DESCRIPTION: The northern and the southern facade: It was built ventilated and thermal insulated facade per system of the manufacturer "STO" (Germany). The final color of facade is black. The system is weatherproof. Eastern and southern facade is self-supporting thermal insulated aluminum facade system of SCHÜCO manufacturer (Germany). The system is composed of self-supported aluminum profiles and safety tempered glass with thermal conductivity of 1.1 W/m2K and with the screens. Facades between the building tower and its additional front lower part were performed in the same way. Aluminum facade system meets the required sound insulation for these types of buildings. The final color of al- profiles is black. Aluminum locksmith’s work: aluminum doors for entrance to business areas are the doors per SCHÜCO system with safety laminated glass. The doors are under the control of access and meet required sound insulation. The final color of al- profiles is black. INSTALLATION DESCRIPTION: Thermal-technical installation Cooling and heating of the offices running through cassette fain-coil devices, which are mounted in the ceiling. Fain-coil devices are manufactured by CARRIER. As a source of heat, i.e. cooling fluid it was foreseen the heat pump "water-water" with the use of underground water produced by IMP HIDRIA (Slovenia). Natural temperature of underground water (12 ° C) heat pumps transfer into the functional thermal energy. Ventilation – For ventilation of toilets, blocked rooms and hallways as a distribution element it is used the grids for air discharge (in the sanitary facilities), and diffusers to bring fresh air (blocked rooms, hallways). Air conditioning – Split system is built in the technical rooms. Each technical rooms (Server rooms) has its own air conditioning. Radiator heating is foreseen for the fire stairs and toilets by aluminum ribbed radiators Colidor type , manufactured by FARAL (Italy). Sprinkler installation is automatic stable installation for the fire extinguishing by sprinkling water jet. Integral parts of sprinkler installation are the ampulles which in case of high temperatures dehisce and the fire is locally extinguished. Electro-technical installation 2.1) Power current Power supply of the building is made through its own transformer of 1000 kVA. In case of power supply breach, there is a backup source of power, diesel power aggregate produced by MATISA (Slovenia). Aggregate supplies all electro devices at the forced exits, elevators and the main hall on the ground floor of the whole. Power supply per floors is made through the distribution cabinets that are mounted in the technical rooms per floors. On the first floor there are two technical rooms. Lighting of building: Built in fluorescent lamps, capacity 1x49W - produced by BUCK (Serbia) are mounted in the ceiling, with antirust steel sheet in white color. Anti panic lamps are mounted in all the halls, staircases, forced exits, rooms where lot of people are met, supported with its own accumulator NICD batteries for autonomous operation in the case of power supply breach (for a period of 1h). Installation in double flooring – floor covered boxes are mounted with 2 connections for power current - network connector, and 2 connections for power current - DEA. Floor boxes are supplied from distribution cabinet with all cables. There is a free place in the floor boxes for connection of the structural network (computer network, phone, etc.). Floor boxes are manufactured by LEGRAND. 2.2) week current Installation of structural cable networks - floor boxes are prepared for installation of structural network. Lessee is responsible for the cabling and installation, as well as for the installation of corresponding RACK cabinet. Fire station - Fire alarms, produced by SCHRACK. are set in all rooms that are connected to the station for the purpose of early detection of fire in the building. Fire alarm automaticaly detects the gas and the smoke out. Access control – It is controlled all entrances to the building, entrances to the offices and premises in the ground floor, as well as the entrances to the garage. Video supervision – video supervision is provided at all entrances to the building, entrances to the garage and entrances to the offices, main entrance ramp, as well as main halls in the ground floor. Installation of intercom - the intercommunication devices are mounted on the main entrance, the entrance to the garage and entrances to the offices. Phone installing - it is mounted the cable from the city distribution cabinet to the distribution cabinet in the main technical room of the building. The Leesee is obliged to provide phone installation from the main technical room to the technical room at the floor, as well as necessary equipment for the telecommunications. ELEVATORS: There are two elevators in the building, capacity 800 kg, foreseen for transport of 10 persons, speed 1,6 m/s. The elevators are manufactured by OTIS (France). Note: Office furniture and kitchenette equipment is not offered by the Lessor.
